Applications are accepted for existing residential 1-4 unit homes in Pennsylvania (PA) only. $85,000 minimum loan amount on PA good credit home loans (purchase and refinance).$100,000 minimum loan amount on Pennsylvania investor loans and sub prime, credit scores under 640.

You may apply for a Pennsylvania mortgage and request a rate lock two ways:

  2. APPLY ONLINE - After Step 1 - or Call us for a 10 minute interview. Call us at (866) 577-PENN (7366) ext. 3. You will only need basic information (name, address, employment) to apply.
  3. We will then e-mail you a guaranteed Loan Estimate (LE) to approve, usually within an hour. If you approve it, we will send you a completed application to sign electronically and return to us with a couple clicks of the mouse, along with a checklist. You also may fax it to us toll free or upload into the secure customer center over the next few days.
  4. Once you accept the Loan Estimate, you may request a rate lock. This is typically done in writing via email if convenient for you.
  5. The above process typically takes 2 hours from Step 1 until Rate is Locked.
  6. An approval averages 1 hour after that.
  7. An Appraiser will contact you to schedule an inspection (unless you have a No Appraisal Streamline FHA refinance, or your approval allows for an appraisal waiver).
  8. In approximately three weeks, at your convenience, a notary comes to your home or office to close on refinances. If you have chosen your own title company, as is typical with a Real Estate Agent Sale, you would typically close at their office.
